Appraisable is for a single-family residences and qualifying properties only. * The use of an Appraisable, or Verified Appraisable is for general information purposes only, and not to be relied on or represented as an appraisal. Only Appraisables that are converted into an appraisal in accordance with federal laws and regulations and uploaded into a formal appraisal format by a licensed appraiser in accordance with USPAP and other governing guidelines and regulations are valid for lending purposes.

Users of Appraisable warrant that they are making their own independent determination as to the accuracy and completeness of an Appraisable and further agree that no advisory, fiduciary or other relationship is created by any acceptance or use of Appraisable. Appraisables, the value of the Appraisable, and the conclusions drawn are based on proprietary software that uses both confidential and public information. Information used in generating an Appraisable may not be accurate due to incomplete information available in both the public records such as the MLS or the county assessor’s office as well as errors in the confidential data procured from private data providers.

Appraisable is not providing financial advice and the values stated are not an opinion of value or verified. Users that wish to have an Appraisable reviewed by a licensed appraiser should request a Reviewed Appraisable. The Reviewed Appraisable shall be the opinion of the licensed appraiser listed in the Reviewed Appraisable and not of Appraisable. Users are hereby informed that an Appraisable and a reviewed Appraisable are not substitutes for an appraisal and shall not be considered more than an estimation or opinion of the data used. To the extent that a controversy, in law or in equity, should arise between a user and Appraisable, be it in tort or contract, user and Appraisable agree that any damages shall be limited to the cost paid for the Appraisable or Reviewed Appraisable. Users of Appraisable agree that any dispute by and between Appraisable and a user shall be distinct and different than any other users experience and therefore agree to litigate any and all claims on an individual basis and waive any rights to be part of a class or class action with respect to the use of Appraisable. Appraisable and user further agree that Appraisable is being offered to the user WITHOUT A WARRANTY OF ANY KIND INCLUDING MERCHANTABILITY OR FITNESS FOR A PARTICULAR PURPOSE.
